This is a dog-friendly cottage on a private lane in Portinscale. The cottage sleeps five people in three bedrooms and benefits from lovely views to Derwentwater and to the Newlands Valley. The cottage has an interesting layout with bedrooms on the ground floor, split-level mezzanines and picture windows in the main living rooms to make the most of the view. The conservatory is off the sitting room boasts a beautiful view towards Catbells and a door opens into the garden which backs on to fields and farm land. The garden enjoys a peaceful aspect with beautiful views and features well established trees and several patio areas Portinscale is a small village on the edge of Derwentwater. There is a large marina where you can hire boats or launch your own. In the centre of the village is a delightful tearoom that transforms into a restaurant by night. There also is a good village pub that serves food, local ale and is dog friendly. Keswick is a short stroll away over a pleasant footpath with views to Skiddaw and Walla Crag. There are plenty of great walks straight from the door either down to the lake or into the Newlands Valley. The entrance is via the front door into a small hallway with coat hooks. An inner hallway leads to a single bedroom with inbuilt hanging space. There is a further twin bedroom on the ground floor with a zip-and-link bed that can be made into a super-king bed on request. There is a newly renovated bathroom with a large shower (shower seat available if required), WC, wash basin and electric towel rail. From the ground floor, there are five wooden steps up to large kitchen/diner with vaulted ceilings. There are large windows the length of one side of the room. These windows provide a beautiful outlook towards the lake and in the evening you can see the twinkling lights of Keswick. There is an Aga for cooking and heating hot water, dishwasher and a table with dining chairs. There is a door off the kitchen to a large utility room with a further sink, washing machine, microwave, separate dryer and fridge/freezer. At one end of the kitchen/diner there are wooden steps up to the sitting room. In the living room there is a large picture window that over looks the garden. In the living room there is a flatscreen TV with 32in screen, DVD player and Freesat recorder. An inset wood burner keeps the room cosy and warm with intitial supply of logs and comfortable seating. A door from the living room leads to the conservatory where there is a bench and seating. The conservatory boasts a superb view to Catbells. At the other end of the kitchen/diner there are further wooden steps that lead to a mezzanine area with a quiet seating area ideal for reading. A generous selection of books are provided. On this level there is a king-size bedroom and a bathroom with a bath and hand-held shower over, WC and wash basin and a Velux window. Outside is gravelled parking area for two to three cars. There is a path all the way round the house with three patios, a lawn and several well established trees to one side. There are fields to one side and views to Catbells. The garden is enclosed by a wire field fence. There is an outside tap and the owners can provide a hose on request for washing dogs. As well as panel heaters there is an air circulation unit into each room of the house that circulates the heat to maintain a comfortable temperature.

Why not pack a picnic, hire a rowing boat and find a secluded beach to enjoy the staggering views? Not only that but the cottage also borders a fantastic network of paths and cycle ways which means you can quite literally walk out of the back door and in a few minutes be heading up Latrigg and mighty Skiddaw beyond. So whether you’d like to don your outdoor clobber and venture into the mountains, stroll into town to make the most of the local culture and atmosphere, dip your toes in stunning Derwentwater or just enjoy the peace and quiet of this lovely cottage the property is an ideal launch pad. On arrival at the house the front door leads into a hall with hanging space for coats and a shoe rack for those muddy boots youll no doubt get from your Lake District walks. It even has table mats illustrated with Wainwrights beautiful drawings and information on some of his favourite routes, perfect for inspiring you in your Lake District adventures. Its an ideal spot to sit in the mornings and look out of the glass door onto the enclosed garden which is visited by a wonderful array of birds. The adjoining kitchen is well equipped with everything you need during your break. It has a dishwasher, microwave, fridge/freezer and washer dryer. You might get caught up looking out of the kitchen window while washing up. In the winter time you can see through the trees to Latrigg Fell in summer you can enjoy the thoughtfully planned garden with its year round colour and its many flying visitors! Upstairs youll find the three bedrooms and bathroom. All have fresh, clean decor and ample storage with wardrobes and dressers. The property boasts its own garage which makes ideal lockable storage for bikes if youd like to make the most of the staggering array of cycling on offer in the area. The front garden area is open with a seat for resting your weary legs whilst you remove your boots. The rear garden is accessed from the dining area and makes a wonderful quiet haven for outdoor dining with a table and six chairs on the patio area. The garden has been thoughtfully planned with mature flowering shrubs and almost year round colour making it a perfect spot for a sunny morning cuppa or a summer evening glass of wine enjoying the scents of all those wonderful flowers. This garden is enclosed which makes it ideal for small children and just beyond the gate lies the cyclway and footpath which was formerly the railway line.
