The property commands a wonderful position at the mouth of the secluded Miterdale Valley while being within walking distance of a great local pub, the village shop and even a station for a narrow gauge steam railway. Eskdale is a gem of a valley, a world away from the hustle and bustle of 21st-century life. It has access to the some of the highest peaks in the Lake District for challenging fell walking as well as gentler low level potters. Why not pack a picnic and wander up to Boot via the Eskdale Trail? This lovely riverside amble offers plenty of paddling and wild swimming spots. The cycling in the area is fantastic with easy trails and more demanding bridleways alongside some of the most iconic road cycling in the country. Next to this is the double room which also has a decorative fireplace and a wonderful view up the Miterdale Valley. It has a large peaceful garden visited by local wildlife and there are extensive views of Eskdale from the cottage. Many period features have been retained including the wonderful staircase, cast-iron fireplaces and pretty stained glass in the windows. There is a warm and homey kitchen, finished to a high standard with a range cooker and a wood burner for colder days. The sitting room has windows on three sides to take advantage of the stunning views of the valley and a wood burner. There are three good-sized bedrooms and a bathroom with luxurious underfloor heating. Eskdale is a tranquil valley, virtually untouched by modern development. There is plenty of fell walking right from the door of the cottage. Choose from hikes on the high fells such as Scafell or along the banks of the River Esk, which flows from the top of the valley down to the estuary at Ravenglass. Bankside overlooks The Green station, just a 2-minute walk away, one of the stops on the narrow gauge Ravenglass and Eskdale steam railway that runs through the valley all the way to the sea. There are five pubs in the valley, the nearest being just a short walk down the road. Children are welcome and it serves real ales and a wide choice of good food. The village shop is close by and sells a comprehensive range of groceries and local produce. The side door to the cottage is under a sheltered porch. This opens into the boot room and the adjacent utility room that has a washer, a dryer, sink and space for hanging wet weather gear to dry. Off the boot room is the spacious and well-proportioned kitchen with designer units, larder store cupboard, integral fridge and freezer, dishwasher and a Range cooker with gas hob, electric oven and built in microwave. The main bedroom has been tastefully and comfortably furnished, featuring beautiful fell views from the three windows. There is a king-size bed and a tiled feature fireplace. The second bedroom has a zip-and-link bed which can be made up as super-king or twin (it will be made up as a super-king unless otherwise requested). This room also has a feature fireplace and is furnished with a chest of drawers and a wardrobe. The third bedroom has a double bed and fitted wardrobe. Also on the first floor is the bathroom that has been finished to a high standard with a freestanding bath, separate shower cubicle, WC wash basin and large heated towel rail. There is a lovely wooden floor with luxurious underfloor heating. Outside, the garden extends all the way around the property. The cottage is in an elevated position and benefits from superb views of the Eskdale valley. There are several lawned areas, shrubs and a sheltered area for sitting out. This is a dog-friendly cottage on a private lane in Portinscale. The cottage sleeps five people in three bedrooms and benefits from lovely views to Derwentwater and to the Newlands Valley. The cottage has an interesting layout with bedrooms on the ground floor, split-level mezzanines and picture windows in the main living rooms to make the most of the view. The conservatory is off the sitting room boasts a beautiful view towards Catbells and a door opens into the garden which backs on to fields and farm land. The garden enjoys a peaceful aspect with beautiful views and features well established trees and several patio areas Portinscale is a small village on the edge of Derwentwater. There is a large marina where you can hire boats or launch your own. In the centre of the village is a delightful tearoom that transforms into a restaurant by night. There also is a good village pub that serves food, local ale and is dog friendly. Keswick is a short stroll away over a pleasant footpath with views to Skiddaw and Walla Crag. There are plenty of great walks straight from the door either down to the lake or into the Newlands Valley. The entrance is via the front door into a small hallway with coat hooks. An inner hallway leads to a single bedroom with inbuilt hanging space. There is a further twin bedroom on the ground floor with a zip-and-link bed that can be made into a super-king bed on request. There is a newly renovated bathroom with a large shower (shower seat available if required), WC, wash basin and electric towel rail. From the ground floor, there are five wooden steps up to large kitchen/diner with vaulted ceilings. There are large windows the length of one side of the room. These windows provide a beautiful outlook towards the lake and in the evening you can see the twinkling lights of Keswick. There is an Aga for cooking and heating hot water, dishwasher and a table with dining chairs. There is a door off the kitchen to a large utility room with a further sink, washing machine, microwave, separate dryer and fridge/freezer. At one end of the kitchen/diner there are wooden steps up to the sitting room. In the living room there is a large picture window that over looks the garden. In the living room there is a flatscreen TV with 32in screen, DVD player and Freesat recorder. An inset wood burner keeps the room cosy and warm with intitial supply of logs and comfortable seating. A door from the living room leads to the conservatory where there is a bench and seating. The conservatory boasts a superb view to Catbells. At the other end of the kitchen/diner there are further wooden steps that lead to a mezzanine area with a quiet seating area ideal for reading. A generous selection of books are provided. On this level there is a king-size bedroom and a bathroom with a bath and hand-held shower over, WC and wash basin and a Velux window. Outside is gravelled parking area for two to three cars. There is a path all the way round the house with three patios, a lawn and several well established trees to one side. There are fields to one side and views to Catbells. The garden is enclosed by a wire field fence. There is an outside tap and the owners can provide a hose on request for washing dogs. As well as panel heaters there is an air circulation unit into each room of the house that circulates the heat to maintain a comfortable temperature.

Set on the western edge of the Lake District National Park the area around Lamplugh offers some gloriously unspoiled countryside as well as easy access to the coast. There is so much to explore within a few miles radius of the cottage from tranquil tarns and gentle river strolls to wonderfully picturesque lakes and mighty fells. The tranquil Ennerdale Valley, one of the Lake Districts wildest valleys is just a few miles away. Its remote location and wonderful walking opportunities make it the perfect place to escape to even in high season. Or why not visit Loweswater and Crummock Water in the opposite direction? Two stunning lakes with a wealth of walks both gentle and more challenging and the promise of a lovely meal at the pub located between the two. If youd like to explore local town life you could head to Cockermouth, less than 8 miles away. This charming Georgian town was the birthplace of William Wordsworth and you can still visit his childhood home. Alternatively you might enjoy its great choice of independent shops and eateries. Heading west you could visit Whitehaven, a Georgian maritime town with a colourful history involving rum, sugar and piracy. You could even bring your bicycle and follow the Coast to Coast cycle route from the cottage to get there.
