Pipistrelle Barn is a brand-new holiday home tucked away in peaceful woodland at the highest point of the Coulscott Estate, set just outside the village of Combe Martin, within the Exmoor National Park.. Secluded and designed to offer space, comfort, and a proper escape into nature, Pipistrelle feels a world away, yet it’s just a short walk from Coulscott’s indoor swimming pool, games room, honesty shop, and outdoor play areas. It’s the best of both worlds, offering total privacy, with everything you need close at hand.

Inside, you’ll find a light-filled, open-plan living space with big windows, comfy seating, and a well-equipped kitchen, underfloor heating throughout. There are three bedrooms and two bathrooms, each with luxury rainforest showers, adding a little extra indulgence to your stay. Everything’s been thoughtfully laid out and the barn is all on one level so fully accessible too.

Pipistrelle Barn is dog-friendly, so your four-legged friend is very welcome, and there’s EV charging on site too.

Sloped access into the stunning living space with high ceilings and full width glazed doors, leading straight out to the decked area, which looks out towards the whole valley.
Lounge area furnished with corner sofa, Smart TV, Bluetooth speaker, sideboard with books and games.
Dining area with table to seat 6.

Well equipped Kitchen with breakfast bar, equipped with electric hob, eye-level electric oven and combi microwave, fridge freezer, dishwasher, washing machine, Swan ground coffee machine.

Bedroom 1: Super king 6ft bed, (zip link - can be separated into twin 3ft single beds - please advise at time of booking if twin beds required) dual aspect patio doors, dressing table, chest of drawers and hanging hooks for clothes, patio doors to terrace.

Wraparound decking perfect for morning coffee on the terrace or a soak in the private hot tub on front deck, with nothing but birdsong and valley views for company.

Guests have full access to Coulscott’s 20 acres of grounds — with meadows and streams, woodland trails, over 50 friendly animals, and safe places for children to roam and play. There’s even a 5 acre dog walking meadow at the end of a beautiful grass path, for off lead enjoyment.

Within the grounds is the heated indoor swimming pool with changing rooms, WC and showers, large wooden outdoor children’s play area, games room with table football and table tennis, dedicated under 5’s soft play area. honesty shop, extensive kitchen garden and giant fire pit area for all guests to enjoy.
