This is a slate-clad Victorian cottage just 5 minutes walk from Keswicks bustling town centre. But dont let the traditional exterior fool you; the interior of the cottage has been refurbished in a tasteful, modern town house style, with white metropolitan tiles in the kitchen and bathrooms, glossy kitchen units and stylish leather sofas. There are three bedrooms: one double, one super-king (can be made up as a twin on request) and one twin (can be made up as a super-king on request) . So, whether youre an extended family with grandparents or just a group of friends looking for comfortable accommodation with easy access to Lake District town life, this property will most likely tick all of those boxes for you. Keswick itself is a busy, vibrant, friendly town with plenty of pubs, cafes and restaurants, as well as more outdoor shops than you can shake a stick at and other interesting independent shops. There are a couple of museums, pitch and putt golf, radio-controlled boating, a climbing wall, a cinema and a theatre. Derwentwater is a 10-minute walk from the cottage and here you can hire rowing boats, take a trip on the launch or explore the paths around the lakeshore. The mountains surrounding Keswick are within easy reach – Catbells, the Coledale Horseshoe and Blencathra are all a great day’s walk, as well as Skiddaw and Latrigg (the latter can be seen from one of the bedroom windows). The Lake District is not only a Unesco World Hertitage Site, it also has a reputation as the ‘Adventure Capital of England’. Keswick is well-placed for a variety of activities and hosts a variety of events and festivals – there is the Film Festival in February, Words by the Water in March, the Jazz festival in May and the Beer Festival in June to name but a few. Local attractions include the ancient Castlerigg Stone Circle (within walking distance), Keswick Spa Leisure Centre and Whinlatter mountain bike trails, amongst many others. The cottage has two entrances; one via the front of the cottage and a side entrance which leads into the kitchen. After a day on the fells, guests can use the back door which leads to a small drying area at the end of the kitchen. In keeping with the rest of the cottage, the kitchen has been tastefully refurbished in a modern townhouse style, with white metropolitan tiles setting off the high gloss kitchen units. A good use of space is made in the kitchen, which comprises of an electric oven and hob, microwave, dishwasher, freestanding fridge/freezer and an oak dining table that seats up to six people. High ceilings make the kitchen feel light and airy and it still retains the privacy of its guests despite the bustling street life on its doorstep. Like the kitchen, the living room has a clean, modern feel to it, with a two-seater and three-seater sofas and armchair, all in black leather, seating up to six people. A large flatscreen TV (with BluRay player and HDMI input for games consoles) sits above the gas faux wood burner and the tall Victorian sash windows flood the room with natural daylight. The stairway leading up to the first and second floors is quirky. Whilst safe, the winding staircase has a handrail but is narrow and small children would need to be closely supervised on the stairs. There are two WCs located on the first floor. The main bathroom has a WC, luxury walk-in shower (with drench and handheld shower heads) and a heated towel rail. The second WC is contained in a utility area with a washing machine and wash basin. There is one bedroom on the first floor which boasts a super-king bed, its large windows overlook the street below and its row of Victorian slate-clad houses. Two more bedrooms are located on the second floor. The bedroom to the rear of the cottage has zip-and-link beds which are made up as into twin beds as standard (please let us know if you would like these to be super-king). The final bedroom features a double bed. This room enjoys views over the rooftops and Skiddaw beyond. Each bedroom contains a full-length wardrobe, chest of drawers, mirror and bedside cabinets.

Nestled under Hartsop Above How, the cottage offers unrivalled fell walking opportunities from the door. If youve come to the Lakes well-prepared to take on its mighty peaks, then youll be spoiled for choice. The Helvellyn range, High Street, Dove Cragg and Fairfield are all within range of the cottage. While more gentle ambles such as the ancient bridleway (upgraded for wheelchair use) passing the house to nearby Brotherswater will delight those in wheelchairs or with little ones in tow. Tucked away in the picturesque village of Ullock, this is a lovely holiday cottage perfect for couples as well as accommodating up to six people if you use the attic bedroom. Ullock is a great starting point to explore the Western Lake District and coast. Loweswater Lake is only a 10-minute drive away, and Ennerdale Water is 15 minutes. Both lakes enjoy a certain solitude that can sometimes be hard to find in the Lake District. There are a couple of pubs within a couple of miles of the cottage, one of which has an ancient yew tree in its forecourt, reputed to be 1,000 years old. Dogs are welcome too. For shops, Cockermouth (just 5 miles away) has a wide variety of small independent shops, pubs and cafes, as well as a supermarket. Here you can take a tour round the Jennings Brewery or visit the Kirkgate Centre which doubles up as a theatre and cinema. Inside, the sitting room is a warm and cosy room with Freeview Sky, DVD player and an open fire. Leading down two steps in to the kitchen, there is a large dining table for up to six people. The kitchen is fully equipped with electric cooker, microwave, fridge/freezer, dishwasher, washing machine and plenty of storage space. Through the kitchen is the bathroom which has a bath with hand-held shower, toilet and wash basin. The stairs are fairly steep and lead to two bedrooms. The first bedroom has a king-size bed and TV. There is an en-suite shower room. The second bedroom has a double bed and TV. Access to the attic room is via the double bedroom. Please note that the stairs here are steep and being an attic room, there is limited head space - this room may be better suited to older children. There is also a TV in this room too. The cottage is also home to a colony of rare bats, a protected species, and on summer evenings at dusk, the bats can be viewed leaving their roost and flying off to begin their nightly foraging for insects. Wastwater is your nearest lake, a 15-minute drive, which was voted Britain’s Favourite View by ITV viewers in 2007. This is a peaceful valley and a good starting point to climb Scafell Pike, England’s highest mountain. The stars at night here are amazing. Ireby is a tranquil village with an interesting ancient heritage. Having received its market charter in the 13th century, it is technically a town but really has the atmosphere of a tranquil fell village. It boasts its own much-loved village pub an easy stroll from the cottage which serves good food and real ale and the village hosts its own folk festival each year in May. There’s much fun to be had both walking and cycling in this area of the Caldbeck Fells, locally known as the Back O’ Skiddaw. From high ground here the views stretch to the south of Scotland, the Pennines and of course to many of the Lake District’s iconic peaks. If guests would like to sample Cumbrian town life then, in spite of your rural setting, youre not too far away. Keswick and Cockermouth, two of northern Cumbrias loveliest towns are within 15 miles of the house. Cockermouth is a charming Georgian town with a great choice of independent shops and eateries. Well worth a visit as it is also notable for being Wordsworths birthplace; in fact you can still pay a visit to his childhood home. Keswick, of course, is well known as the Lake Districts adventure capital. On arrival at the property via the back door, you first enter the utility area, where youll find the washing machine and dryer, and the door to the beautiful downstairs shower room. This has been fitted with a modern suite with a curved shower enclosure and an electric shower. Through from here you access the stunning modern kitchen with its thoughtfully built-in appliances and soft close doors and drawers. Its extremely well equipped with all of the crockery and utensils you are likely to need for your stay. It has a large built-in fridge/freezer, two fan ovens, halogen hobs, microwave and dishwasher. Its a lovely light space with a small breakfast table for a quiet morning cuppa. Moving through to the stylish open-plan living and dining room youll find a light and welcoming space with wooden floors and charming decorative features. The dining area looks out to the front of the house and has a large dining table with six chairs, while the living room has a cosy wood burner topped by a wooden mantle and a deep soft brown leather sofa with matching comfy armchairs. Why not curl up here and read or watch a film on the flatscreen TV with Freeview? With its glass double doors looking out onto the garden and the stunning view it makes a gorgeous space to relax. Heading up the curved staircase to the thoughtfully coordinated bedrooms. First is the king-size room with its large wardrobe and window out onto the comings and goings of village life. Secondly the lovely double room which has a wardrobe and a gorgeous view out to the back of the house over the rolling moorland to the high fells beyond. Lastly is the light fresh twin room with its metal bedsteads and two windows drenching the room in light. Also upstairs is the spacious modern bathroom. With its high-backed claw-foot bath and large separate shower enclosure with electric shower, its a wonderful space to soak away aching muscles. To the back of the house is a lovely garden with mature trees and shrubs. Immediately outside is a large gravelled area then beyond a substantial lawn for children to potter about on. Please note, there is a right of access across the garden for neighbours to bring their dustbins in and out, so please ensure that dogs are supervised at all times. The views over Caldbeck Common and the Lakeland fells from here are absolutely magnificent making it an ideal spot to enjoy al fresco meals or just to soak up the peace and tranquillity.
