This property is ideally situated to make the most of this fantastic area with two acres of hillside garden and woodland from which you can access the forestry tracks of Whinlatter, England’s only mountain forest park. This really is a fantastic spot to take in the amazing views over to Keswick, Latrigg and Skiddaw. Moving through the lower floor, which has beautiful slate flooring throughout, youll come to the large and comfortable living room. At its centre is a stunning wood burner for cosy evenings in and it also has plenty of comfy seating and a DVD player. Moving up to the first floor, the master bedroom has a king-size bed, a dresser and a wardrobe. Next to this room there is also a convenient shower room. The twin room benefits from that stunning view over Bassenthwaite and a wardrobe under the eaves that makes a perfect den for little ones! The third room is a double and once Again has those stunning views. Like the other bedrooms it is beautifully decorated and has a calm and luxurious quality about it. The spacious, modern family bathroom has a lovely d bath with shower over the bath. Outside the property there is parking for up to three cars, lockable bike storage and the area to the front has a lovely terrace for outdoor dining or just for taking in that magnificent view. Add to this an enclosed south-facing courtyard garden plus fabulous views and footpaths for access to the fells and you have the perfect base in which to relax and enjoy your holiday. Hesket Newmarket is a small unspoilt village in the northern Lake District providing that sought-after mix of a peaceful location that is within easy distance of numerous local attractions. If you prefer something a little less active then you are also within reach of the attractive market towns of Cockermouth, Keswick and Penrith plus the historic city of Carlisle, all of which are worth a visit. The historic properties of Hutton in the Forest, Mirehouse and Lowther Castle are a similar distance away, all of which have lovely tearooms for treating yourself too! The Eden Valley, Hadrian’s Wall and the Solway Coast are also within easy reach giving you wide horizons to explore. If you want to be in a home-from-home property in a quiet location away from the main tourist hotspots, yet within easy reach of all of the northern Lake District and Cumbria, then this cottage is for you. Locally rumoured to have once belonged to the local Stobbart family, it has been renovated by the current owners to combine plenty of traditional features with comfort and practicality. The cottage has light bright rooms yet a really cosy feel and all the main living rooms and bedrooms have lovely views to the front over the green to the woods and fields beyond. A large wood burner in the fireplace entices you to spend evenings in front of the fire whatever time of year you visit, logs are provided to get you started. A large map of the area on the wall is also ideal for planning days out. The sitting area can be curtained off from the stairs for added cosiness and privacy. The wooden stairs lead up to a spacious and light landing area with skylights and exposed stone features. There is space here for the cot, though it could be moved into either of the double bedrooms if required. Off the landing are three bedrooms and a bathroom. The first bedroom straight across from the stairs up a further step has a king-size sleigh bed, fitted wardrobe, chest of drawers and exposed beams. The other is a twin bedroom (this can be made into a super-king upon request, just let us know at the time of booking) and has a wardrobe and chest of drawers for storage. The third bedroom snuggled between the other two is a cosy bunk room with chest of drawers and exposed beams. All three bedrooms have stunning views across the green at the front of the house to the fields and woods beyond, a good excuse to linger over a morning cup of tea in bed! The bathroom is lit by a skylight making it lovely and bright. A tiled floor and shower over the bath mean it is practical whilst the choice of tiles, wonky walls (look at the tiles in the corner over the bath!) and sloping ceiling maintain the traditional cottage feel of the property. A door at the bottom of the stairs leads out into an enclosed gravelled courtyard garden which is a real suntrap. A BBQ and picnic bench provide for dining alfresco and, if it gets too hot in the sun, take a seat on the bench under the pergola which supports a shady grapevine. The back gate opens onto a pathway leading onto the common at the back of the cottage giving direct traffic-free access to the footpath network.

A perfect holiday home for those with children with two specially built bunks that are ideal for making dens, not only that but the famous ‘Laal Ratty’ narrow gauge steam engine can be hailed from just 200 metres away. Alternatively you can just relax in the conservatory with a glass of wine and soak up the stunning views of this most tranquil and picturesque Lake District valley. Don’t get too comfortable indoors though as the garden has many nooks and crannies to explore and Eskdale’s breathtaking dark skies make stargazing from the deck an absolute must on a cold clear night. Should you wish for this room to be made up as a king-size bedroom instead please inform us before your stay. When it is being used as a bedroom the games tables are packed away. The ground floor also has a bike store/drying room for muddy boots and bikes, it also makes a great bedroom for your pooches should you be bringing them along. The kitchen/diner is well equipped with microwave, dishwasher, fridge/freezer, double electric oven and gas hobs. For the musical among you, theres a piano to keep you entertained. It also has a large dining table around which to sit and chat about the events of your Eskdale day. Beyond the kitchen youll find the beautiful conservatory where you can sit and soak up the magnificent south-facing views all the way up the valley to Harter Fell. You can enjoy a morning cuppa while watching the sun rise over the fells or an evening glass of wine taking in the sunset towards the coast; it really is the most wonderful spot to relax in. Open wooden stairs from the kitchen lead to the first floor which has the comfortable living room. It has high ceilings, exposed beams and simply gorgeous views from all three windows. The corner armchair is a great place to watch the gardens birdlife. It also has a gas stove-style fire for those winter nights where snuggling up is the best option. There is a TV, DVD player and a selection of books and board games to keep the family amused. Through the upstairs hall, youll find the modern bathroom which has a shower enclosure and a lovely large bath to soak away those muscles after long walks. Beyond this are the three bedrooms. First is the bunk room, this has two bunks; one mid sleeper and one high sleeper, under which you can make a great den for hiding from parents! After this there is the king-size bedroom and the double room. All are comfortably furnished with built in wardrobes. Outside the multi-level garden has a wealth of places to enjoy the views. Immediately outside the conservatory is a high raised deck which is the perfect place to enjoy outdoor meals in stunning surroundings. The cottage benefits from having 8.5 acres of private wild woodland, leading down to the River Irt, for you to explore and enjoy. Deep in the woodland is the site of the Virgin Mary Well the origins and history of which are still shrouded in the mystery! The property is situated in a beautiful valley with much mature woodland and is surrounded by wildlife. There are many species of bird, also rabbits, deer and even the occasional rare red squirrel! The cottage is also home to a colony of rare bats, a protected species, and on summer evenings at dusk, the bats can be viewed leaving their roost and flying off to begin their nightly foraging for insects. Wastwater is your nearest lake, a 15-minute drive, which was voted Britain’s Favourite View by ITV viewers in 2007. This is a peaceful valley and a good starting point to climb Scafell Pike, England’s highest mountain. The stars at night here are amazing. There is plenty to do nearby – the Ravenglass and Eskdale steam railway is a firm favourite; Muncaster Castle is less than 10 minutes away and holds a variety of events throughout the year; the coastal sunsets at Drigg are lovely and there are a variety of pubs in the area serving good food and local ales. This property started life as a large machinery garage for tractors and farm vehicles. It has since been furnished to exacting standards, with thoughtful attention to detail throughout. Tucked away in the picturesque village of Ullock, this is a lovely holiday cottage perfect for couples as well as accommodating up to six people if you use the attic bedroom. Ullock is a great starting point to explore the Western Lake District and coast. Loweswater Lake is only a 10-minute drive away, and Ennerdale Water is 15 minutes. Both lakes enjoy a certain solitude that can sometimes be hard to find in the Lake District. There are a couple of pubs within a couple of miles of the cottage, one of which has an ancient yew tree in its forecourt, reputed to be 1,000 years old. Dogs are welcome too. For shops, Cockermouth (just 5 miles away) has a wide variety of small independent shops, pubs and cafes, as well as a supermarket. Here you can take a tour round the Jennings Brewery or visit the Kirkgate Centre which doubles up as a theatre and cinema. Inside, the sitting room is a warm and cosy room with Freeview Sky, DVD player and an open fire. Leading down two steps in to the kitchen, there is a large dining table for up to six people. The kitchen is fully equipped with electric cooker, microwave, fridge/freezer, dishwasher, washing machine and plenty of storage space. Through the kitchen is the bathroom which has a bath with hand-held shower, toilet and wash basin. The stairs are fairly steep and lead to two bedrooms. The first bedroom has a king-size bed and TV. There is an en-suite shower room. The second bedroom has a double bed and TV. Access to the attic room is via the double bedroom. Please note that the stairs here are steep and being an attic room, there is limited head space - this room may be better suited to older children. There is also a TV in this room too. The garden is accessed via the kitchen and is fully enclosed. It faces south and is a sun trap from mid-morning onwards. Having received its market charter in the 13th century, it is technically a town but really has the atmosphere of a tranquil fell village. It boasts its own much-loved village pub an easy stroll from the cottage which serves good food and real ale and the village hosts its own folk festival each year in May. There’s much fun to be had both walking and cycling in this area of the Caldbeck Fells, locally known as the Back O’ Skiddaw. From high ground here the views stretch to the south of Scotland, the Pennines and of course to many of the Lake District’s iconic peaks. If guests would like to sample Cumbrian town life then, in spite of your rural setting, youre not too far away. Keswick and Cockermouth, two of northern Cumbrias loveliest towns are within 15 miles of the house. Cockermouth is a charming Georgian town with a great choice of independent shops and eateries. Well worth a visit as it is also notable for being Wordsworths birthplace; in fact you can still pay a visit to his childhood home. Keswick, of course, is well known as the Lake Districts adventure capital. This bustling town offers all manner of outdoor adventures as well as a twice-weekly market, an art deco cinema, a well renowned theatre and an abundance of shops and places to eat. A visit to the charming village of Caldbeck, just 6 miles to the east of Ireby, will reward you with a popular village pub, several cafes, craft shops and much evidence of the area’s rich history. This seemingly remote village really does prove a picturesque base for exploring this wonderful area. On arrival at the property via the back door, you first enter the utility area, where youll find the washing machine and dryer, and the door to the beautiful downstairs shower room. This has been fitted with a modern suite with a curved shower enclosure and an electric shower. Through from here you access the stunning modern kitchen with its thoughtfully built-in appliances and soft close doors and drawers. Its extremely well equipped with all of the crockery and utensils you are likely to need for your stay. It has a large built-in fridge/freezer, two fan ovens, halogen hobs, microwave and dishwasher. Its a lovely light space with a small breakfast table for a quiet morning cuppa. Moving through to the stylish open-plan living and dining room youll find a light and welcoming space with wooden floors and charming decorative features. The dining area looks out to the front of the house and has a large dining table with six chairs, while the living room has a cosy wood burner topped by a wooden mantle and a deep soft brown leather sofa with matching comfy armchairs. Why not curl up here and read or watch a film on the flatscreen TV with Freeview? With its glass double doors looking out onto the garden and the stunning view it makes a gorgeous space to relax. Heading up the curved staircase to the thoughtfully coordinated bedrooms. First is the king-size room with its large wardrobe and window out onto the comings and goings of village life. Secondly the lovely double room which has a wardrobe and a gorgeous view out to the back of the house over the rolling moorland to the high fells beyond. Lastly is the light fresh twin room with its metal bedsteads and two windows drenching the room in light. Also upstairs is the spacious modern bathroom. With its high-backed claw-foot bath and large separate shower enclosure with electric shower, its a wonderful space to soak away aching muscles. To the back of the house is a lovely garden with mature trees and shrubs. Immediately outside is a large gravelled area then beyond a substantial lawn for children to potter about on. Please note, there is a right of access across the garden for neighbours to bring their dustbins in and out, so please ensure that dogs are supervised at all times. The views over Caldbeck Common and the Lakeland fells from here are absolutely magnificent making it an ideal spot to enjoy al fresco meals or just to soak up the peace and tranquillity.
