Holly House is a tastefully furnished family holiday home in the New Forest village of Nomansland. Comfortably accommodating seven guests in four bedrooms and pet friendly, the whole family can relax and enjoy all that this quieter area of the New Forest has to offer. Perfect for those looking to make a more environmentally conscious choice for their holiday, Holly Cottage boasts an Energy Performance Certificate (EPC) rating of A, thanks to its self-sufficient energy source from solar panels, and also offers overnight electric vehicle charging free of charge!

Inside, there is a spacious lounge with cosy wood burner for chillier evenings and out of season breaks. A refitted open plan kitchen/diner leads into a bright conservatory lounge overlooking the peaceful enclosed garden, with plenty of outdoor seating, and a raised pond where goldfish swim lazily by. A practical boot room gives additional space for storage, with a utility area and separate cloakroom. The bedrooms each have a touch of luxury, with high quality bedding, and there is private parking on the gated driveway.

The New Forest village of Nomansland is centred around its traditional village green, where ponies, donkeys and pigs roam free, and cricket is played in the summer months.  It’s an ideal spot to take a picnic, relax and watch the world go by.  There is also a family friendly pub and French restaurant /bistro on the green - all just 5 minutes walk from Holly House.  A short walk in the opposite direction from the house is a children’s play area and a large recreation ground with tennis courts and football pitch. For families, a fun-filled day out at Paultons Park, the Home of Peppa Pig World, is just a short 15 minute drive away. Further afield, the cathedral city of Salisbury is just a 30 minute drive, and the New Forest towns of Lyndhurst and Lymington are all within easy reach, as are the beaches of Hampshire and Dorset, including Lepe Country Park and Calshot Activity Centre. With beautiful scenery, walks, cycle routes and pretty ponds right on the doorstep, Holly House is a great base from which to explore the quieter North side of the New Forest.

Open plan kitchen/diner with Rangemaster Range with gas hob and 2 full size electric ovens, American style fridge/freezer with water dispenser, dishwasher, microwave, Nespresso Vertuo coffee machine and Bose ipod dock with Bluetooth adapter, 4 slice toaster. Dining area with table and seating for 7 guests. French doors to garden terrace.
**A Nespresso coffee machine is available to use at the house and a small number of capsules are provided as part of the welcome pack. If you wish to order additional capsules ahead of your stay, the machine uses Vertuo capsules which are available directly from Nespresso.com, Amazon and other outlets. There is also a cafetiere at the house if you prefer filter coffee**

Outside:

The conservatory opens out onto a decked area with a raised pond, which is covered for safety, and a fabulous charcoal barbecue for al fresco cooking. Wooden benches dotted around the garden provide somewhere to sit and enjoy a glass of wine, whatever the season! A large flat lawn takes you down to the main outdoor seating area, with a table and eight matching chairs plus parasol for shade. Raised beds are planted with seasonal bedding, and the garden backs onto fields where deer, ponies and cattle are often seen. 

To aid your enjoyment of the outside space the WiFi network reaches right to the bottom of the garden, so whether you are using a baby monitor, listening to music or even watching videos, you can do so easily wherever in the garden you are. 

Please ensure children are supervised at all times whilst in the garden.

There is parking for 3 cars on private driveway.

Pets: 2 dogs welcome. Must be over the age of 1 year old (unless agreed with the owner prior to booking) and dogs must be fully house-trained and well behaved. Please note there is a standard charge of £30 per pet per week. 
CCTV: The property includes a Ring Doorbell with video camera fitted outside the entrance of the property for security.
