In the sought-after village of St Mawgan and just a few miles from Mawgan Porth and Watergate Bay, this spacious cottage is ideal for family getaways

The front door entrance leads from the drive into the living room on the upper ground floor



Living room

Set on the upper floor this room is open-plan with the dining area and has wonderful garden views from its large windows. Central to the room is a free-standing wood burning stove

Other furnishings include both a two-seater and three-seater sofa, a coffee table, Smart TV with Freeview, DVD player and music system

*Wood and firelighters provided for first fire



Kitchen

Off the dining area, the modern kitchen has double aspect windows along with ample work top space and storage units containing glasses, cutlery, crockery, mugs, cookware and utensils

Appliances include an electric cooker and oven with grill, an induction hob, fridge, freezer, microwave, dishwasher, slim washing machine, kettle, toaster and coffee machine (ground coffee)

A vacuum cleaner, iron and ironing board are also provided

Open plan with the living room and furnished with a large table and six chairs



All three bedrooms are located on the lower ground floor

This room has doors leading out to the garden and is furnished with bunk beds, a wardrobe, side table and mirror

Outside

The private garden with views across the valley sits at the back of the property and has boxed flower beds, terraced beds and lawn which lend a lovely tranquil atmosphere. A patio area is furnished with an outdoor dining set, charcoal BBQ and chiminea. The garden is accessed via Bedroom Three or down a flight of outside stairs leading from the drive.

Fully enclosed with a gate so dogs won't need to be kept on leads, and there are plenty of walking routes in the area for more off-lead escapades

Parking

Parking for two cars on the private gravel drive to the front of the cottage with street parking available in the area on a first come first served basis

Pet Information

If you are bringing your dog along with you, please ensure that you pick up mess after them and don’t allow them on the beds and furniture. It’s worth bringing a few blankets and all of their bits and bobs to make sure they’re settled. We also ask that dogs are not left unaccompanied in the property at any time.

Additional Information

Good Housekeeping Bond

We ask our guests for a £125 good housekeeping bond, which is pre-authorised against your card. This is in case there is any damage to the property during your stay. The money is simply reserved and then released afterwards if there is no claim. We will contact you nearer the time of your arrival to arrange this.



Linen & Towels: Bed linen and towels are provided. You will need to bring you own beach towels (and travel cot linen if required).



Pets: 1 Pet permitted. Please advise the Luxury Coastal team directly if you would like us to host your pet after completing your booking. A charge of £46 per pet per stay/week will be applicable and required before your stay. We will arrange and invoice with you directly upon booking confirmation.



Smoking is not permitted inside the property.



For guest’s safety, Lobbs Cottage has a motion sensor Smart Doorbell, which records guests and visitors when approaching the front door.
