Located in the beautiful picturesque border town of Lauder, with its excellent amenities that include award winning restaurants, array of quality shops and friendly inns to enjoy. Home to the magnificent Thirlestane Castle, that hosts wonderful events such as the Tour de Lauder and the Vintage Motoring Extravaganza, perfect for classic car enthusiast. The delightful towns of Melrose, Selkirk, Jedburgh and Peebles are within easy touring distance and the city of Edinburgh, is also within easy reach. Fishermen will be delighted with the nearby River Leader and River Tweed renowned for its excellent Salmon and Trout Fishing. Walkers, hikers and mountain bikers can explore the direct routes on the Southern Upland Way! And the beautiful Lammermuir Hills. Stepping inside this charming stylish period cottage through to the wonderful spacious open plan, light and bright lounge/kitchen/diner. In the lounge area you will find a TV and wonderful floor to ceiling windows with French doors leading out to the rear garden. The stylish kitchen area is well equipped with electric oven and hob, American style, fridge/freezer with water and ice dispenser, microwave, dishwasher and washing machine, and the dining area has a lovely large glass table which is perfect for romantic meals or family gatherings. Also on this floor is a separate WC. Next you are met with the stylish second lounge with TV. Head up the stairs to the first floor where you will find the master bedroom with king size bed and TV. Finally, there is a lovely contemporary bathroom, with bath, separate shower and WC. Venturing outside you will find the spacious fully enclosed garden, with seating area perfect for al fresco dining and lazy evening star gazing, perhaps with a nice glass of wine or a good local ale. At the rear of the garden is the delightful summer house with seating area. There is ample off road parking available directly in front of the property.
