Lovingly styled three storey property situated in the village of Instow, which enjoys a fantastic location on the estuary of the River Torridge, and boasts a lovely sandy beach.

This property is located in the pretty estuary side village of Instow in North Devon. For those looking for a relaxing holiday, it is easy to spend the days strolling down to the village s sandy beach, taking walks amongst the sand dunes, enjoying a delicious local ice cream, and dining in the village s pubs. Alternatively, catch the seasonal ferry across the estuary to the village of Appledore, a traditional fishing village with a good choice of eateries, and an array of interesting shops. This stylish cottage makes a wonderful base for a holiday in North Devon. The heart of the property is lovely lounge/kitchen/diner which is a beautifully relaxing space, with patio doors at one end which afford the room spectacular views across to the estuary. The lounge area has two inviting sofas, a flame effect gas fire, and a Smart TV for guests to enjoy. Towards the other end of the room, there is a shabby chic style dining table, beyond which is the light filled kitchen area which is well equipped with an oven, hob, microwave, fridge/freezer, Lavazza Pod coffee machine, dishwasher, washing machine and tumble dryer. Also on this floor is a handy cloakroom with a WC, and a wet room with a shower, perfect for washing sandy toes or paws after a day at the beach. Moving up to the first floor, guests will find two of the property s three bedrooms: a king size room which benefits from its own TV, and a pretty twin room. The bathroom on this floor has bath and WC. The second floor is home to the sunny master bedroom, a king size with a TV and an en suite shower room with WC. To the rear of the property, there is a raised decked patio which leads directly off the lounge and offers a table and chairs which make this a great space to enjoy a family BBQ or alfresco drinks. A large passageway to the side of the property can be used for access to the garden and decking area, perfect for surfboards and bikes etc. Four steps lead down from the decked area to a lawn, giving guests a little more space in which to relax. There is roadside parking available locally, or guests may prefer to use nearby public car parks.
