Situated on the River Torridge, the popular sandy beach at Instow is on your doorstep. There s a selection of pubs and restaurants to enjoy. You can join The Tarka Trail, which is perfect for walkers and cyclists, and offers some lovely riverside views. Venturing further afield you can explore North Devon s many attractions, including a range of surfing beaches, Tapeley Park, The Big Sheep, The Milky Way Adventure Park and the many National Trust properties in the area such as Arlington Court. You could board the MS Oldenburg for a day trip to Lundy Island, visit the picturesque town of Ilfracombe or simply relax in the evenings and enjoy village hospitality in the local pub. On entering this property, set out over 3 floors, the hallway leads to the snug area packed with books and a large selection of DVDS complete with a comfy chair and lamp for chilling. The spacious and welcoming lounge has a 50" smart TV, compatible with Netflix and Amazon, and a log burner. The adjacent dining room has patio doors opening to the small courtyard. Heading into the kitchen you will find everything you need, including Neff hide and slide oven, hob, microwave/combi oven, Lavazza pod coffee machine, Smeg fridge freezer, Rayburn, washing machine, dishwasher and tumble drier, as well as casual seating. The rear door to the kitchen joins up with the small courtyard off the dining room. Stairs lead down from the kitchen to a low ceiling Aladdin's cave, currently equipped as a basement games lounge. A small Strikeworth multi games table offers pool, table football and air hockey, plus a large TV and DVD provide further entertainment. (Please note this is a basement lounge, ideally suited to older children and teenagers. Tall adults will not be able to stand upright ). Heading up to the first floor, which is split level, there are three bedrooms the master bedroom with stunning sea views across to Appledore is accessed via the en suite bathroom with freestanding bath and walk in shower and has a super king bed and TV, a twin bedroom with a view of the beach and sea plus, on the lower level, a double bedroom with en suite shower room and underfloor heating. Also on this level is a third shower room also with under floor heating and a separate WC. Stepping outside in to the small courtyard, you can fire up the BBQ and relax at the end of an enjoyable day in the privacy of the enclosed and furnished patio area, with doors in to the kitchen and dining rooms a wonderful morning sun trap.

Games room in basement please note low ceiling. Central heating, underfloor heating and electric included. Permit parking is available approx. 400 yards from the property (instructions inside the property on arrival). There is also limited roadside parking a few metres from the house subject to availability.. Enclosed small patio to the rear and seating at the front of the property. Beach, shops and pubs all a short stroll.
